residential addition - winthrop, MA - 2025
This project involved a full ground-up addition to expand the living space with two new bedrooms. Work included new foundation footings, structural framing, and roof construction, followed by exterior siding installation. Inside, we completed full electrical wiring, insulation, blueboard and plaster, flooring, finish carpentry, and painting to deliver a fully integrated, move-in ready space that blends seamlessly with the existing home.
new construction - gloucester, MA - 2025
TWO new builds in Gloucester completed by our team this year! The first is a two unit condo building in the heart of the city. The second is a massive, custom designed single family. For both projects, LVL was responsible for the foundation, framing, roof, siding, insulation, finish carpentry, and decks.
condo conversion - somerville, MA - 2024
Full gut renovation and custom design of two, bi-level condos in an existing two-family property. Managed entire process including permitting, site development, design, subcontractor selection/oversight, and material sourcing. Project completed on budget and on time in a tough, regulatory environment.
rental renovation - somerville, MA
Mindful renovation of a dated, 4BR/2BA apartment in a highly desirable area of the city. Renovations included new kitchen, bath re-tiling, hardwood refinishing, painting, and installation of new fixtures. Upon completion, owner saw rents increase $1,500/month, generating a great return on investment for the project. Our team oversaw the entire renovation, creating a hands off experience for the owner. We also underwrote the finances of the project and delivered in terms of budget, timeline, and projected rents.
